With foreclosures at an all-time high, the mortgage crisis has made selling a home much more difficult than in years past. Home sellers have had to get very creative when preparing a house to be sold. From the very beginning, you will need to disconnect emotionally from your house so that you are able to sell it more effectively. If you're still invested in the house, you are probably not ready to sell. Additionally, when selling your home, it's a good idea to be present during a home inspection so you get an idea of what you need to do to prepare your house to be market-ready. The bottom line, when preparing to sell your house is to de-clutter and dazzle potential buyers. |

The following is a brief list of considerations when selling a house.
Before pricing your house, it's a good idea to ensure you are pre-approved for a loan. The last thing you want to do is sell your house and not be able to buy your next home!
Determining how much your house is worth is the most important factor when selling your house. Much of the calculation can be handled by the real estate agent you have selected. They will be able to give you an idea of the fair market value of your house as well as compare selling prices to other comparable houses for sale in the area.
How does the saying go? You never get a second chance to make a first impression. What an incredibly powerful statement when selling your house! A well-groomed lawn, including bushes, shrubs, & surrounding trees, is an excellent way to make a good first impression. A new coat of paint, whether its interior or exterior, will also show your house in a more positive way. Other suggestions might include:
► Lighting scented candles - odors will discourage any buyer ► Plant flowers - add a splash of color; yellow flowers tend to make people want to buy something ► De-personalize the house (ie. take down family pictures, trophies, or collectables) ► De-clutter the house (remove knick knacks or books from their shelves) ► Clean everything off the kitchen counter tops, including the toaster. ► Re-arrange closets and cabinets - potential buyers love to snoop! ► Make the house sparkle! Wash the windows, polish chrome fixtures, & wax the floors ► Rake the leaves, shovel or sweep the sidewalk - seasonal tasks that help give a good first impression ► Bake cookies, bread, or something delicious smelling that welcomes
In addition to the items under "First Impressions", here is another list to help you prepare your house for sale.
► Make your house "anonymous" - you want a prospective buyer to see the house as theirs ► Fixing squeaky steps or anything that needs to be repaired ► Shampoo rugs - musty rugs covered in pet hair do NOT sell a house ► Remove any items you intend to take with you - Grandma's dining room table ► Rent a storage unit - begin removing large items that block paths ► Imagine every single room of your house from a potential buyer's perspective. Is the room inviting? ► Focus on showing as much open, clear space in the house as possible ► Any kitchen item rarely used, should be boxed and placed in storage ► Make sure the space "below the sink" is as clean as possible. Place cleaning supplies in a box for later. ► Use up as much of the canned goods as possible. Don't carry all that weight to your next house. ► Remove excess furniture and place in storage. ► Keep pets out of the way when potential home buyers stop by. ► It's best if you're NOT at home when a potential buyer comes to view the house. ► Power wash decks/porches and water seal if possible ► Remove junk or clutter that has accumulated in the yard.
Home staging is an art-form. There are many professional home-staging "artists" out there if you want or need some assistance. Basically, staging is much like an illusion. Your goal is to make your house look bigger, brighter, warmer, cleaner, and ultimately better than any other house in the area. Here are but a few things to consider in preparation for showing your house:
► Open all curtains and let in as much natural light as possible ► Make sure fact sheet about house is easily accessible ► NO CLUTTER!! ► Make sure the house smells good ► Master bedroom should feel romantic ►

► Overpricing a house - leads to rejected offers and frustrated sellers ► Ill-prepared home - it's not just about washing the dishes and making the beds! ►
